Garden Office vs Shed: Working from Home in Sunderland
Garden office or shed? How to choose the right space for working from home in Sunderland, from layout and light to comfort all year round.

Why the kitchen table stops working
Working from home sounds simple until you are doing it every day at the kitchen table. The noise, the interruptions, the laptop that has to be packed away before tea. It is tempting to look at the shed at the bottom of the garden and wonder whether it could become an office. It is a fair question, and the honest answer is that a shed and a garden office are built for very different jobs.
This guide walks through the difference, the questions worth asking before you decide, and how to plan a garden office that you will actually want to use on a grey Sunderland morning.
A shed is built for storage
A shed is designed to keep tools, bikes and the lawnmower out of the rain, and that is what it does well. It is not usually designed for someone to sit in for a full working day. Without insulation, a small timber building follows the weather outside: cold and damp in winter, warm and stuffy on a sunny afternoon. Add limited daylight and nowhere sensible for a desk, and it soon becomes somewhere you avoid rather than somewhere you work.
A garden office is built for people
Our bespoke garden rooms are the perfect solution for working from home, running a business, or simply creating a space that's completely your own. A garden office is designed from the start as a place to spend the day: a quiet, comfortable and professional workspace where you can focus and get more done.
The difference starts with the structure. Each of our garden rooms is built on site in your garden, stage by stage:
- a timber floor frame with insulation laid between the joists
- timber stud walls framed up on the floor deck
- a roof structure boarded over with OSB
- timber cladding on the outside for a professional appearance
With modern insulation, the finished room is comfortable all year round, not just on a bright day in June. You can see more about how we build on our bespoke garden rooms page.
Questions to ask before you choose
How often will you use it?
If you work from home one afternoon a month, a corner of the spare room may be enough. If you are at a desk most days, the space needs to be comfortable in January as well as July, with room to spread out.
Do you take video calls?
Think about what sits behind you on camera and where the light comes from. A plain wall behind you, with daylight falling on your face from the front or side, is easier on the eyes and looks more professional than a bright window behind your head.
What do you need to store?
Files, samples, a printer, shelving for books or stock. Planning storage in from the start keeps the desk clear and the room calm.
Will anyone else use it?
Two people working from home need more space than one. A room that doubles as a hobby space or a gym at weekends needs a layout that can switch between uses without a big rearrange.
What will it need to run?
Power for your desk, lighting and equipment is discussed at the quote stage, so it is part of the plan before anything is built.
Where should a garden office go?
Position makes a big difference to how a garden office feels. Before you settle on a spot, think about:
- the walk from the back door, especially in the dark and the rain
- how much daylight the spot gets, and at what time of day
- privacy from neighbouring windows
- the view from your desk
- access for the build itself
If an old shed already sits on the best spot, mention it when you ask for a quote so it can be talked through.
Do you need planning permission for a garden office in Sunderland?
It depends on the size, height and position of the room and what you will use it for, so there is no single answer that fits every garden. Check with Sunderland City Council or the Planning Portal before you commit to a design.
