Windows, doors and natural light
Multi-use rooms benefit from good natural light throughout the day. Large windows or glazed doors on the garden-facing wall let the light in and make the space feel bigger. If you are using part of the room for video calls or client appointments (in a home salon or treatment space, for instance), think about where the light falls and whether you want to be able to control it with blinds.
Insulation and year-round comfort
This matters more in a multi-use room than anywhere else, because you will be in it at different times of day and in different seasons. Do I need planning permission to put a multi-use garden room in my Sunderland garden?
It depends on the size, height, position and intended use of the room. Some garden buildings fall within what is known as permitted development, but there are conditions attached, and they are not always straightforward. The only safe approach is to check with Sunderland City Council directly, or use the Planning Portal. Can neighbours object to a garden room?
If your project goes through a formal planning application, neighbours will typically have the opportunity to comment.
